Why own a home in
Florida?.....
Florida is the world's Number One Holiday
destination - and the 43 million people who travel from all comers of
the globe every year to see it can't be wrong.
The aptly named Sunshine State has
spectacular weather all year round - 60f in winter and 85-90 degrees in
summer. There was a time when Florida was little more than a few cow
pastures, citrus groves and swamps. But not any more. This spectacular
state has 30,000 lakes, 10,000 miles of rivers and 1,300 miles of
breathtaking coastline. Add to that the quality of life and the fact
that there is entertainment for every age, color and creed and this
enchanted fantasy land has something for everyone.
By American standards Florida is small. But in a country that is big,
bold and beautiful size is comparative. The Sunshine State is about
60,000 square miles (the size of England and Wales combined) but
because only nine million people live there no-one feels 'crowded' and
the quality of life is unrivalled.
The question shouldn't be 'Why own a home in Florida' it should be
'How can you not? Would you really miss all the stress, the hustle and
bustle, the crowded freeways , the noise, the pollution? Of course you
wouldn't.
One of the most fantastic things about this state is that it
caters for both the very young and the very old and all the people
in between. There is a huge generation chasm in Florida - it's
where the young flock to live it up and the elderly migrate there
to retire - but whoever you are, what ever you want to do all
generations live together here in sun-drenched harmony.
If you want to go to Florida to relax, then why not soak up the
sun on some of the world's best beaches - powder white sands,
glistening turquoise waters and nothing to do but think about
where the next cocktail is coming from. If you want to shop till
you drop - do it in some of America's finest (and more importantly
cheapest) discount malls.
If you play golf there are some of the world's best courses to
choose from. If you have kids what better place to make their dreams
come true but in the Walt Disney World resort - a self governing
entity that contains four theme parks, three water parks and
countless hotels and resorts.
Florida and all its wonders needn't just be a place a visit for two

Buying a custom home is the most popular
type of sale that we offer because it is custom made to your
specifications. It is your choices picked from a vast range of designs
and options available, which make your dream home yours. From the
direction that your porch faces to the pattern of the bed linen, from
the size and shape of your pool to the color of your front door, the
scope for designing your own customised home is almost endless.
If this seems like a daunting task, don't
worry! with us it really couldn't be easier. We can advise on every
aspect in the design process. Our interior design team can offer you
advise on the decoration and furniture types available, to complement
your home design and layout. The most difficult part of designing your
custom home is deciding (or in many cases agreeing with your partner!)
what options you want.
Dreams To Reality
From the dream to the reality, custom homes
typically take between nine and twelve months to completion. We will
oversee and manage the whole building process for you, giving you
complete piece of mind that your home is developing as scheduled. Your
personally assigned manager/realtor will visit your plot at least once a
week to check on progress, and if required send you weekly status
reports and photographs.
At certain points during the building
process you will be invited to attend a "walk-thru". A walk-thru is
needed so that each major part of the development is signed off and
agreed before work continues. Typically you will have two walk-thru's;
the first after the initial house and internal framework are finished;
the second when the house is complete and ready to be handed over to
you.
Ready To Move In
Almost all of our custom homes come with a
ready- to -rent option called an "investor or holiday package". This
option provides, appliances and pool safety equipment needed to make
your home a successful rental property, or just to give you a head start
in moving in. Our advisers will discuss this with you during the first
design phase.
Inventory Homes
Unlike the custom homes, inventory homes are
those that have been completed to a general or popular specification.
The advantage of this is that the finer details have been taken care of
for you, and the property is ready for you to move into. A final
walk-thru is advised just to ensure that everything is to your
satisfaction before the purchase. Some options, like the "ready to rent"
option, are also available on inventory homes.
A Resale Home?
A property that has had a previous owner is
known as a resale home. A resale home will normally be ready for you to
move in to, and will just require the transfer of title deeds to the new
owner once the purchase has been completed. Resale homes are normally
subject to being in a chain (reliant on the sale of another property
before your purchase can take place).
